for my Seller. As with most of Florida, this area where the home is located has many short sales and foreclosures. It's quite a difficult task coming up with the right price. When you work with FHA lenders, the appraisal price is usually the sale price. At least here it is. And, this is the case with this last sale. Many of the Buyers we've seen are first timers and they have limited funds. Good reasons exist for anyone not to overpay in this market.</p> <p>Some areas of Palm Beach County actually have seen some rise in prices, but it is in pockets throughout the county. North Palm Beach is an area that is currently seeing plenty of sales and they are not short sales. Boca Raton as well. Country Club properties were down for a while but now are stable. This is good news!</p> <p>Back to the appraisal. Think before you stick your neck out. You think you are ‘helping' your Seller, when in fact, if you're information isn't researched you may end up hurting the price. You need to know the condition of the home &amp; call agents that have sold homes there. This is what the appraisers are doing. This is how close a call they have to make on a property. In this area, home prices are still coming down! My Seller was extremely fortunate to have his appraisal stick.</p> <p>Do your research. Call the agents that recently had closed sales to find out more. It's possible the furniture was included and the sale price won't show that break down! You need to know it! Show up for the appraisal. Hand the comparables to the appraiser and make sure you know your market.</p> <p>We had a closing, 5 days late. The Buyer was never given a reason as to why they couldn't close on time. The loan officer did not return the Buyers calls for 2 days &amp; the title company the Seller picked was inexperienced with these types of closings. I was the only person the Buyers could reach and I stayed in touch with them until they heard from the loan officer.</p> <p>The bank should be ashamed of itself for the delay. No explanation was ever given. Clients had all the paperwork in. So what is it?</p> <p>I have a friend in Colorado. Her daughter sold &amp; closed on her house. She went to the bank &amp; the funds aren't there!!!! This is 2 days ago! Still trying to get the funds today.</p> <p>What is going on? The banks are holding back. It's very obvious....someone tell the president. Buyer is qualified for FHA loan. They are putting down the typical 3.5% down for first time Buyer. As we all know, the sale will hinge on the report.</p> <p>Report is in - a tad low. I was present at the appraisal and did submit 5 recently SOLD comps to the appraiser. The Report only used 2 of them and contained 4 REO properties for comps.</p> <p>The Report did indicate an 'increasing' market value for the last 6 months. A couple of other issues e.g subject property square footage is much larger than tax and the new measurements are recorded but without value to the additional square footage.</p> <p>This additional square footage is 700 SF - 450 SF of this is under A/C. The rest of it is a Covered Screened Porch, also not on the tax record. BTW- porch is original with house 1986.</p> <p>I called my broker first to discuss. Then of course, the loan officer; who, BTW is very good, and encouraged me to put my own comparables together and any other info to help support a higher appraisal. </p> <p>The 3 recent SOLD property comps I submitted are NOT REO closed sales. AN Active property was used to demonstrate market trends, not a good representation and included a better one.</p> <p>Right now, I've worked the entire morning and part of this afternoon to accomplish what the both Buyer and Seller desire.</p> <p>The above is a demonstration of our value as Realtors to the public. We are willing to ‘go the mile more' or ‘one step' further to facilitate their sale. Yes, it's been a trying time for all. But, as with all markets, this too will pass.</p> <p>Most everyone I know, knows I am a REALTOR. What the public does NOT know is: I can SELL and SHOW properties EVERYWHERE IN FLORIDA. A friend asked me the other day if I would be able to help her relative find a property on the water! DUH?!!! I had to just say, 'I am privy to those properties.' The public will never understand that a Realtor has all the information at their fingertips.</p> <p>The public has no idea the information and the web applications Realtors use so that we can buy and sell property in different counties and states! The public does not know how powerful a Realtors knowledge is and the property information only WE can share because they don't see this!</p> <p>Here is some advice should you be looking to purchase for First Time Buyers.</p> <p>1) Work with a Realtor. If you don't know the Realtor, ask for references from past clients. Once you are satisfied with this person, you have to trust. Your REALTOR is able to see all the properties on the market that match your criteria in the area you are searching. Your REALTOR should be able to set up a search whereby you will have a link to these properties. If your REALTOR can't do that - find another REALTOR.</p> <p>2) Forget everything you've heard about Foreclosures from your mother (especially if your mother just went through her own foreclosure - Sheesh! This DID happen recently) father, brother, sister in law &amp; friends! Unless they have gone through the purchase process of a foreclosure - it is all HEARSAY.</p> <p>3) It is a market for investors and those who have cash and can buy right now! If you need a mortgage and have not gone through the qualification process - forget about bothering until you know you can get a mortgage. Also, most FHA loans will not qualify a foreclosure. The Short Sale offers are extremely difficult and if you have to move and can't stay where you are, need to close. You may never hear back from the bank should your REALTOR have to submit to a bank, your offer. BANKS DO NOT HAVE TO REPLY.</p> <p>4) If purchasing a condo, you need to know how much monthly maintenance you can afford. Just because the condo can be purchased for $50K does not mean you can pay the $1,000 monthly in condo fees!</p> <p>5) Your Realtor has the information you need at their fingertips! Ask, and they will guide you to the source.</p> <p>6) Have cash and can prove it with a bank statement OR a FULL approved mortgage from a Lender. If you need to find out how to get qualified for a mortgage - PLEASE ASK YOUR REALTOR - they have all the information you need to purchase a home.</p> <p>7) Buy from a homeowner. You can negotiate with a homeowner. If your offer is not accepted, at least you will know in a few days vs a BANK offer, where you may never hear back.</p> <p>8) Sellers have been educated and asking prices are realistic, in most cases. Ask your REALTOR for recent sales in that area for comparable sales. THIS IS FACT.</p> <p>9) TAXES - in Florida you will pay the CURRENT property tax until November. Those taxes were on the 'last sale' of that property. The NEW tax will kick in NEXT year on the sale price. e.g You paid $100K - new tax will be approx $2,000 a yr, depending on which county it was purchased. But the CURRENT tax could be $5K a yr. Caveat Emptor!</p> <p>10) Do your own Foreclosure searches. Today, I've decided to take the time to find out what the other Realtors are experiencing and I find we share a lot of the same situations.</p> <p>I've always been know to be someone who could get it done. I know how the buyers should be negotiating their offers, but they need to know the fair market value and to be shown the current comparables. It's taken the last year to get the sellers to finally listen, now we have to educate the buyers who think they can make a 'steal.' I have discussed the possible ways an offer might come their way so that I can have them better prepared. Of course, when they do get the offer it can be a little shocking.</p> <p>This scenario prompted me to want to get this down on computer. This way it's may help pave the way and make it so its a <strong>Win - Win and everyone is happy!</strong></p> <p>Buyers need to know their Realtor has researched the properties they are interested in and match their criteria. Their Realtor knows and has educated the <strong>Buyer on the Pros and Cons</strong>:</p> <ul> <li><strong>It's Buyers market, but a Buyer can't think that for $250K you can have a property priced at $500K</strong></li> </ul> <p><strong></strong></p> <ul> <li><strong>We are seeing that Sellers have priced their properties accordingly and can show the fair market value. </strong></li> </ul> <p><strong></strong></p> <ul> <li><strong>Negotiate to Win!  Who said that...? Otherwise placing an unrealistic offer or 'low balling' is only going to possibly upset or insult the seller. Realtors make sure their Buyer receives the latest closed sales report of the area to make an educated offer! </strong></li> </ul> <p><strong>The Buyer has to have the funds, they have to be educated about the market and how to negotiate to get the property - DON'T MAKE AN OFFER TO LOSE - MAKE ONE TO GET THE PROPERTY! </strong></p> <p><strong>Here in our market of Palm Beach we have seen a huge amount of foreclosure activity. The bank owned property Buyer needs education in this purchase also. All should be reminded they are working with the bank. That means you are working by the banks rules too! </strong></p> <p><strong>An educated Buyer should be able to buy. Instead, what we are seeing is their absolute confusion over the pricing. Of course, we also changed presidency afterward and the mortgage rules went out the window.</p> <p>Just curious if anyone else had the same thought. The property prices in Lake Worth are great. One can purchase a piece of 'paradise' close to the beach for under $200,000, and that's for an existing single family home!</p> <p>Biking is trendy in Lake Worth. Lake Worth is one of the top 20 Biking Cities named by Biking Magazine. Historic downtown Lake Worth is more "Key West" than Key West itself! We are an artist community and hold a yearly Street Painting Festival in February, so make your reservations now. It's a highly attended event. Laid back, unpretentious and best of all - friendly. Live music is the venue here in Lake Woth and there's never a cover charge. Except at the famous "Bamboo Room" where your favorite jazz musicians have been hangin out for many years. You'll meet your neighbors at all the hot spots...Publix,</p> <p>Dave's Last Resort, Brogue's (Best Irish Pub), IGOTS Martiqiki Bar, South Shores Tavern, Rum Shack, The Cottage, Bizarre Cafe (where everything you see is for sale) including town events and hoilday parades. It's a small town with plenty 'northern city' relocators. If you're seriously thinking of buying property here, you can't go wrong. Lake Worth is a great place to live. Lake Worth is located right on the Intracoastal and it's also directly across for it's own beach. The town is quaint and the city has designated historic neighbrhoods.</p> <p>There are special historic preservation codes in place for building and renovating these structures. With prices still affordable, I can see many newer and younger people taking advantage of the fantastic opportunity to live and work in our community. With the current gasoline crisis consider downsizing to a smaller home within the city limits. Everything is within walking or biking distance.</p> <p>We did and have never regretted leaving behind the high heating bills of the north and our 2200 SF home in Newtown, Pennsylvania. The beach, shopping dining and night life are the best. Lake Worth is convenient to West Palm Beach where the re-building of this beautiful waterfront city has been undergoing major renovations. It will be absolutely stunning when it's finished. CITYPLACE in West Palm Beach is nearby and many here consider it Lake Worth's real downtown. Live entertainment on weekends, upscale outdoor shopping mall.</p> <p>Live theater, the Kravis Center for the Performing Arts, Harriet Himmel Theater, and The Norton Museum of Art will keep you in culture while you live and work here. We have fun and stay cool. Summer is the time to be lazy. Yet, another unbelievable turn of events. Here we are, all waiting for the banks to give money to our qualified buyers and they are not beholden to the terms of the deal. Boy, are we stupid or what?</p> <p>There was a quote by one of the bankers recently in Palm Beach and explained to a 'room full of wall street analysts', his bank was not going to change it's business model to accommodate the needs of the public sector as they see it to make more loans.' The audacity!!</p> <p>I would like for that banker to see for one week the difficulty people are having in their daily lives. The things people have been giving up so they can keep food on the table. Do you think this banker has ever had to do without while he continues to take home millions for himself?</p> <p>Why are we always required to do the right thing but the banks are above and beyond the 'golden rule?'</p> <p>This is our money, the banks should have no time whatsoever to even discuss why they are holding the money - make them begin to give it back to us as it was intended.</p> <p>What are the PACS we as Realtors support doing in Washington?  I call upon them to act and demand loudly so that everyone can hear. We need to let our representatives know now to pressure the banks to release the money. Call on whoever you may to enlist support but do something. Together we might make a difference.</p> <p>I am a dedicated, hard working Realtor. I only want to do a good job for my clients. When my clients hire me, they made a good decision. I feel accountable. It has been very difficult to continue dialog positively on a daily basis, but I do because its the way I want to be.</p> <p>Our clients, our sellers, have been waiting for months now for a buyer for their property. Sales have slowed. Period!</p> <p>It's difficult to report these numbers because this is the first time this year that we can see the sales lagging in this market. With the downturn in the economy and the increasing bad news in the financial markets, the wealthy may be feeling the pinch.</p> <p>The number of homes on the market, 289, has increased from the same period last year. this is expected as the number of homes sold has dropped in the last quarter.  In the last quarter 8 homes have sold - only 2 sold in the past month vs. 13 solds during the same period last year. Sales down approximately .23%.</p> <p>Condos in Palm Beach have come down in price as a result of the credit crunch. Currently there are approximately 550 condos for sale in Palm Beach. In the last quarter approx 17 sales as compared to 29 sales for the same period last year. Sales down 41%.</p> <p>The numbers do not include the board's listings on the mainland.</p> <p>As you can see, it's a great time to buy real estate in Palm Beach and the area of the Palm Beaches.</p> <p>My instincts tell me the real estate market will pick up as soon as Barack takes office and implements his new plan to stimulate the economy. Buyers and sellers alike are waiting on the sidelines. No one wants to over pay.
